A commercial building developed by Püha Grupp at dusk

For investors

Let's do it together.

If you want to put your money into real estate without becoming a builder yourself, that is what we are here for. We build; you grow your capital.

Who you would be working with

An Estonian developer building for itself.

Püha Grupp is an Estonian-capital company engaged in real estate development. We are not a broker or a fund salesman — we develop, build and manage ourselves, and we carry the same risk we ask an investor to carry.

  • Long-standing experience in real estate and a record of commercial projects delivered.
  • Our development and construction focus on quality and profitability — not a quick exit.
  • Ten property projects — completed, under way and upcoming — almost 64,600 m² in total.
  • The goal is a portfolio of significant scale, to be held and managed as a real estate fund.
  • Püha Grupp OÜ will run and administer the fund for its members and investors.

Structure

How the portfolio becomes a fund.

Ten developments consolidate into a single pool of assets. From that pool a real estate fund is formed, with investors as its members and Püha Grupp OÜ as its manager.

Why real estate

A well-considered property investment pays off.

01

Long-term capital growth

An inflation-resistant investment. Over the long run property prices rise, giving the investor a way to grow the value of their capital. A quality building in a good location secures the return.

02

Passive income

Property bought to let earns rental income. When the rent covers the loan and other costs and still leaves a profit, the result is a stable income stream — regular returns without daily active involvement.

03

A balanced portfolio

Adding real estate to an investment portfolio helps spread risk and balance holdings across asset classes. An asset whose value does not move with the stock market.

Ways to participate

Two ways to come along.

We pick the right format together — it depends on the size of the investment, your time horizon and how large a role you want to play yourself.

Option A

As an investor

You commit capital on agreed terms and share in the portfolio's return. Development, construction, management and tenants remain our responsibility. Your part is the capital and the decision.

Option B

As a co-owner

You become a co-owner of a project or of the portfolio — sharing both the risk and the ownership position. Suited to those who want a long-term position in property and a greater say.

What happens next

Four steps from first e-mail to partnership.

01

Register your interest

Write briefly about the size and time horizon you are considering. A couple of sentences is enough.

02

We go through the numbers

Development manager Kaupo Jõgi presents the specific projects: volumes, timeline, budget and expected return.

03

We agree the format

Investor or co-owner, a single project or the whole portfolio. Simo Soolo handles the contractual side.

04

We grow together

You receive ongoing updates on construction, incoming tenants and the development of the portfolio's value.

Straight talk

What to know before you decide.

Real estate development is a long game. We say so even when it does not help the sale.

  • A property investment is not liquid — the money is not available again within a week.
  • Asset values, rent levels and returns can fall as well as rise with the market.
  • Construction costs, interest rates and rental demand all affect a project's outcome.
  • All figures shown on this page are estimates and will be refined as the projects progress.
